I hired three people to help me with the surprise I was planning. Since her birthday was on a Sunday, I was ready to give her the best. There was enough time to get it done.

At 6 am Sunday morning, I sent one of the three people I hired to go to her house to deliver a bottle of wine and a birthday cake. With the handwritten note of how her man truly feels about her. Guess, my hired hand woke her up that morning. She was happy and was surprised. What she didn’t know was there was more to come.

By 2 pm I sent someone else to deliver another gift basket that contains various skincare products, another bottle of wine with another handwritten note. At that time her sister and mum were there with her. She was surprised again. She was very happy.

Few days before her birthday, I called a few of her friends, my friend’s other male friends that she knows well, her sister, her mum, and a few of her colleagues. I told them they were invited to her birthday. It’s a surprise and she does not know about it. I told them when and where to meet. But I asked her sister and mum to make sure she was available at her house on that day.

At 7pm, we were all there with another birthday cake, drinks, snacks, and other stuff. That was when she lost it. She could not control her tears. She was laughing and crying at the same time. That night she danced until she was tired. I was very happy to have been able to make her happy. It was not as if she has not received those types of gifts before. It was the way they were delivered that made the difference.

After that day, I knew I wanted to do this more. Yes. I want to do it again and again. I want to create a good business that makes people happy. 2. Schengen Travel Insurance

Schengen is the most popular type of travel insurance of the available plans in Nigeria and quite rightly so. It covers you for trips to most European countries – Schengen countries. This is composed of 26 member states from the European Union.

This is compulsory if you would be traveling to any of the countries in this region. As you get your Schengen Visa, you’d be prompted to get this form of the insurance certificate. Due to its popular nature, it is quite easy to secure one.

It has a medical cover, alongside other uncertainties that could arise from your journey. But this doesn’t affect your existing health plan, as it is more of an emergency in case of an accident.

3. International Travel Insurance Plan

Another type of insurance plan available in Nigeria is an international plan. This plan covers trips to destinations to the rest of the world, but not the Schengen countries. You could travel to any American, Asian, African, or Middle East country with this plan.

Moving on, here is what you should expect as the actual pricing of the international insurance plan in Nigeria; an individual traveling to any of the African nations should expect to pay between N3,000 – N6,000 for a single day trip. Traveling to most Asian countries like China, Japan, Korea would also cost you between N3,000 – N6,000. Trips to the United States and other neighboring countries go for N4,000 – N6,000.

  • The Question (3): Which Option best describes you? Simply choose “Freelancer”
  • Use a Catchy Description (4): This is where you can freely introduce yourself but don’t brag and make sure that your introduction is less than 200 words (make sure you introduce yourself starting from your real name, your skills and what you can do to satisfy your clients).

  • Link Your Social Media Account (5): This is not “compulsory” but if you’re okay with it, link your Facebook and other available social media account.

Those are what you need to set up before you can start selling on Fiverr. Okay, let talk about getting started as a seller on Fiverr.

Note that your client is called “Buyer” while you are the “Seller”. You sell services and someone buys them from you.

After setting up your account, you’re neither a buyer or a seller until you choose one. Because you want to make money by selling your services on Fiverr, you’re to become a “seller”. Here’s how to do that;

  • Click on Become a Seller (9) and you’ll be taken to a page to get started.

  • In the new page, click on “Become a Seller” again
  • Another page will open, click on “CONTINUE” and keep clicking on CONTINUE till you arrived at “Personal Info” page
  • Make sure you answer all questions correctly. Use your real name (because one day, you might be asked to verify your identity)
  • Answer all questions until “Account Security” where you will need to verify your email address, add and verify the phone number and finally set a security question.
  • After that, you’re now a seller on Fiverr and ready to start making money!

How to Make Money on Fiverr in Nigeria

I’m going to explain this in two parts, which are: How to create the best gig on Fiverr and what to do after creating a gig to make money.

A – Creating the Best Fiverr Gig:

1. Spying on Competitors

Checking on your competitors’ gigs is the first prerequisite to start making money on Fiverr but unfortunately, most people don’t know how important this is, and will really affect their earnings.

So, to create a better gig, look for how others created theirs. 

Here is what I’m saying:

If you are a website designer and want to sell web design services on Fiverr as a beginner, don’t create a gig without spying on your competitors. If you have another browser on your PC, do these;

  • Go fiverr.com and search for “WordPress Designer” or “Graphic Designer” (according to the service you want to create a gig for,
  • You will see some results, check on the first five gigs that are shown in the results. Study what’s unique and common on the gigs (Don’t copy anything from them!)
  • After checking on those gigs (checked the gig title, description, and tags), finally, go back to where you’ve been setting up your Fiverr account to create your own gigs.

2. Create a Professional and Catchy Gig Title

This is the first thing buyers will see, so, take time to create a good one. To create a good gig title that will drive traffic and earn you some money in Nigeria, you need to use a few SEO practices.

  • If you want to sell logo design services, don’t just say: “I will Professionally Design a Logo for You” why? Because as far as I know, there are different types of logos, there are vantage, mascot, cartoon, text, etc… 

So, kindly specify the type of logo you can design such as: “I Will Design a Professional Mascot Logo”, from this, the buyer will know you are experienced when it comes to designing the Mascot logo (do these separately for other types of logos like Vintage, etc).

    • Make your gig title simple: Avoid using excessive words, with the intention of attracting buyers with it. Don’t use something like “I will design a good, beautiful and professional logo for your business within 24 hours” – This is too long mehn. You don’t need to put a timeframe or exaggerate what you do.
  • Select CATEGORY and Sub-Category: Since you’re offering logo design service, your category will be “Graphics & Design” and your Sub-category will be “Logo Design

NOTE: I used logo design service as an example, the same methods applied to all services you want to sell on Fiverr.

3. Use Keywords in Your Gig

Remember I told you that we’re actually going to do some SEO practices? Yes, we need to, if you really want to make money on Fiverr in Nigeria because most people who quit Fiverr didn’t understand that SEO is also needed to make sales.

Now, after creating your gig title and choosing a category for your gig, do these;

    • Make sure that the targeting keywords appear in your gig title. For example “Mascot Logo Design” or “Design Mascot Logo” – This is your primary keyword and it must appear in your gig title.
  • The keywords should appear in your gig link or URL: Once you’ve got your primary keywords, make sure your URL is catchy and has your keywords

Quick Tips: Before you save your gig, you can leave only your keywords as a gig title. Then after saving it, you can edit and write your gig title normally (such as Keywords + Call to Action).

  • Use Keywords in your Search Tags: You’re given an opportunity to use 5 keywords, make sure you find the top 5 keywords relating to your service gig, and use them here.

Quick Tips: Go to fiverr.com with another browser and search for the service you’re creating a gig for, after the results have been displayed, you’ll see some “related searches”, these are the related keywords that people are searching for, pick 3 there and use in your “Search Tags”. Then check top 2 gig results and use two of their keywords (it’s allowed)

  • Use keywords in your Description: Your gig description is where you’ll explain what you’re going to do for your clients, make sure you use your keywords naturally while you thoroughly tell your buyers the reason why you’re the right guy for their projects.

4. The Pricing: Don’t Over Sell Your Services

We are now at the pricing page on Fiverr, where you are to shoot your shot again (before your gig description), you have the option to use 3 pricing packages or just 1.

I will recommend using the 3 pricing packages option instead of 1 because you will be able to split your prices here in 3 different ways.

  • If you choose the 3 packages (BASIC, STANDARD, and PREMIUM), make sure that the basic is the cheapest (like $10) and the standard can be $25 while the premium can be $50. But this depends on what you will be offering on each package, try to make them look more attractive than others.

Quick Tips: Buyers tend to buy the “Standard” or the Middle packages the most, so make sure you make good use of this place with a nice price and what you want to offer.

Don’t oversell your services and at the same time, don’t undersell.

  • Give each gig package an attractive title like Good, Better, Best or Beautiful, More Beautiful and Most Beautiful, etc., for the BASIC, STANDARD, and PREMIUM package respectively.
  • Use unlimited revisions for Premium packages only!
  • Make sure you put a fast delivery timeframe like 1 day, 2 days, and 3 Days respectively, according to how time-consuming such service is.

5. Avoid Copyright Issue: Use Your Own Files

If you steal anybody’s file such as content, images, or videos, your account might be blocked or your such gig might be removed from Fiverr without informing you.

So design your own gig images yourself using something like Canva.com or a good image editor. Don’t copy any contents on Fiverr, be warned! And finally;

  • Upload a good image or video that represent what you’re selling to your gig, this is important
  • Ask the necessary requirements from your buyer etc…

6. Preview Your Gig Before Publishing

After setting up your gig, don’t forget to click on ‘save’ at the top right of your screen. Then preview all that you’ve done so far, correct all mistakes, and make sure what you did motivates you, even without publishing it yet.

Finally click on publish if you’re satisfied.

Now let go to the next step;

B – How to Make Money with Your Fiverr Account in Nigeria

1. Publish More Gigs

Don’t sit on one gig you just create, make sure you have at least 5 different gigs in your Fiverr account. You just need to follow the procedure above to create more effective gigs.

2. Earnestly Promote Your Gigs

Without promoting your gigs, gaining traffic, and impressions, then you’re cheating yourself the prime chances of making money with your Fiverr account in Nigeria. Why? Because there are millions of sellers on Fiverr and that makes it very competitive for new sellers to make a sale.

I got my first Nigerian Fiverr account in 2015 but stopped using it for good 3 years. Why? Because I was expecting to start making money on Fiverr within a month or two, but my expectation was greatly disappointed.

In 2018, I came with full prowess, from my 2-years on Fiverr, I’ve noticed that promoting your gigs will really help or boost the chances of earning money on Fiverr in Nigeria.

How to Promote Your Fiverr Gigs?

The best place to promote your Fiverr gigs is Social media! There are many Facebook groups for Fiverr users, where you can join for free and share all your Fiverr links in return to gain some traffic and impressions.

NOTE: Getting more impressions to all your Fiverr gigs will boost the chances of getting more sales. So try as much as possible to promote your gigs on social media.

Quick Tips: To get some impressions quickly, you can buy fake traffic to your Fiverr links or look for a way to generate fake traffic online.

3. Try to Get 5 Star Reviews

I know you’re just starting out as a new Fiverr seller and it’s going to be tough for you in the Fiverr marketplace. Yes, tough but not impossible!

After taking your time to create some (at 5) amazing gigs, promote them to increase your traffic and impressions and now, you need to get 5-star ratings to your new Fiverr gigs.

Getting 5-star ratings will tell Fiverr that you’re selling something that people really love, and in returns, your gigs might be ranked higher in Fiverr search engines; giving a good edge of getting buyers.

QUICK TIPS: Try to sacrifice some money to buy these 5-star ratings. You can tell your friends to open Fiverr buyer accounts and buy your gigs, then give you some good reviews and 5-star ratings.

Note: To buy a $5 gig for review, you will need to have $7. Fiverr will take a $2 processing fee.

So, if you’re planning to buy 5 reviews, that’s going to be 7×5 = $35 (convert this to Naira). But make sure you do things naturally, don’t let people or Fiverr suspect you bought any review. 

If you really want to make money on Fiverr in Nigeria as a beginner, please invest in buying some reviews.

(from that Fiverr groups you joined on Facebook, you can buy reviews from Foreign accounts like the US, Canada, etc.)

4. Send Professional Offers to Buyer Requests Daily

Remember I said one of the benefits of starting your freelancing career on Fiverr is that you’re allowed to bid for 10 projects per day. A lot of people (buyers) post their project requests on Fiverr every day and a seller, you can send a proposal that you can handle their projects.

Quick Tips: When sending offers, don’t brag about what you can do, just do pitch your offer naturally. In your offer, tell the buyer what you understand in his project request, how you will handle the project, and in a few words, tell the buyer the kind of related projects you’ve handled.

If a Fiverr puts $5 in the project request, don’t put $5 in your own offer if you know that $5 is too small or not fair for such a project. But rather put a fair price, if you can handle the project for the minimum cost of $100, don’t be afraid to put it. Don’t worry, the buyer can contact you for negotiation if he/she falls for your offer.

And remember never to cheat yourself or oversell, charge for a fair price and the right buyer will buy from you.

5. Improve Your Negotiation Skills

If you don’t know how to negotiate fairly, then you don’t need to bother yourself about making money from Fiverr in Nigeria. The reason is simply that, negotiation skills are one of the top 1% ways of becoming a successful entrepreneur, business owner, or institution.

If your buyer said you should design a complete website for him for $20, don’t be happy that you got a job yet. Try to negotiate with the buyer that he/she needs to increase the price.

Quick Tips: Don’t just tell your buyer to increase his/her price, but show and tell him solid reasons he needs to. Explain to the buyer thoroughly what you’re going to do, the timeframe, expenses, and how effort-consuming it is. 

Don’t be afraid to negotiate!

6. Build Good Relationship with Buyers

Most new freelancers are after making money only, but business, especially freelancing is not about that.

You need to treat your buyers politely, be honest with them and try to deliver any project awarded to you within the agreed timeframe (it’s not bad to extend delivery date but make sure it’s not your fault). 

If you’re doing things orderly and according to the protocol, you’ll make money on Fiverr in Nigeria or anywhere you are.

Quick Tips: Treat your buyer like a very close friend or family member. Don’t be too professional, try to crack reasonable jokes, use emojis, ask about the buyer’s health, etc., doing this will create a good relationship between you.

7. Join Fiverr Affiliate Program

Another best way to make money on Fiverr in Nigeria is to join the Fiverr affiliate program. Although as a seller, you’re automatically enrolled, you just need to show interest that you’re rea to help preach the good news about Fiverr.

Conclusion – How to Make Money on Fiverr in Nigeria

Let me address something here; what most Nigerians believe is that It will be so tough to be successful in the international marketplace because of being “black” or some alleged scams about Nigeria. But let me tell you that this is not true.

Although, there are some whites or foreigners that hate dealing with Nigeria (of course, they’re afraid of being scammed) but not all of them. In fact, more than 90% of these foreigners deal with freelancers from Nigeria, India, and Pakistan the most.

With my 2 years of activeness on Fiverr, only one buyer told me that he can’t hire me because I’m a Nigerian, the funniest part is that the man is from South Africa, lol. But after him, all my buyers are foreigners except a Nigerian guy that gave me a simple task.

SO, if you can put these 12 strategic steps into action, you will make money on Fiverr in Nigeria! But, don’t have the mind of scamming your buyer, if you do, you’ll be implicating other Nigerian freelancers on Fiverr like me and I won’t be happy with you (if I know ). You’ll learn different types of Health insurance available in the country, the requirements, and why you need to get health insurance for yourself and family members in Nigeria. Sadly, only a little percentage of the Nigerian population has their health insured, this shows how concerned we are about our health care generally in the country. We’re not sure about the reason for apathy or lack of interest in health insurance in the country.

Is Getting Health Insurance in Nigeria Expensive?

Not at all, getting health insurance is not expensive in Nigeria – in fact, the Nigerian government launched a program in May 1999 to cater to this need. The federal government agency responsible for health insurance in Nigeria, National Health Insurance Scheme (NHIS) caters for citizens especially those in the public sectors, private sectors, and entrepreneurs. 

The NHIS also supports children below age 5, inmates, and people living with disabilities.

How Much Does Health Insurance Cost in Nigeria?

The cost varies according to the plan you’re buying. But typically, you can get a Health Insurance in Nigeria for as low as N3,500 – N4,500 per month. For Instance, you get a personal plan for N45,000 0r N55,000 annually and this is different (much cheaper) if you’re buying for your family or staff. 

I will explain more about this plan and pricing before I round up.

Health care in Nigeria is a major concern for many, although some do lack interest. It’s important we do all the best we can to safeguard ourselves – health-wise. 1. Citizen or Non-citizen

Before getting a Health Insurance plan in Nigeria you have to be a citizen of the country – by birth, naturalization, or any other means. As all countries place the health of its citizens above non-citizens. This gives you access to all forms of health insurance especially that provided by the federal government. 

If you’re not a citizen, don’t worry, Private HMO’s do offer plans for non-citizens as well and you can still enjoy the same benefit.

2. Must Fall Into Any of The Following:

  • Public Sector – You must be employed in any government-owned institution.
  • Private Sector – Must be an employee of a registered private firm operating within the country
  • Informal Sector – Running a business which doesn’t fall into any of the above categories with complete tax payments
  • Student – A student in the country across all levels
  • Children – This is usually below the age of five (5)
  • Inmates – Inmates also have access to health insurance plans from any HMO.

With the above, you can see how easy getting a health insurance plan can be.

There are lots of private firms which offer more better insurance services, but let talk about getting started;

How to Apply and Get a Health Insurance in Nigeria

This is where everyone tends to get stuck – getting that health insurance plan. Many believe it’s more like a tedious task, but I can guarantee you it’s not. You probably don’t know how simplified the whole process is, but don’t worry, I’ll try my best to explain.

There are various HMO’s (Health Management Organizations) offering this service out there, each with varying degrees of offers and pricing. You need to choose one which will be pretty favorable to you, or you could simply apply for the NHIS program. Whichever you choose, they certainly provide similar services in a different kind of way, and registration is also quite similar. 

Now, let talk get started;

1. Visit NHIS or the HMO Website

Whichever platform you tend to go for, public or private, your first step towards registration is via this process. Most certainly, they all have a physical office(s), and since we’re in a digital era, a website too. You’re to visit any of those to start your registration process so as to equip yourself with a good health insurance plan. 

For the NHIS website, go to www.nhis.gov.ng or https://www.nhisonline.com.ng/

If you prefer to use a private health insurance firm, you can check these top ten insurance companies and visit their website.

After getting to the website, ensure you check the required documents, plans, and pricing, etc., this will give you the best orientation, or maybe you should continue with the agency or not.

2. Fill out All Required Documents

You’ll be offered documents/forms to fill out upon registration, either online or offline. You are to fill out the form with the required information needed. You’d be asked many health-related and personal questions, do ensure that you answer as correctly (and honestly) as possible, and give details where necessary. 

Try to use correct/official information, remember, it’s all about protecting against uncertainties that may occur to you health-wise. Also, do ensure to ask questions when you’re confused or in doubt, and read the terms of service clearly so as to understand what you’re signing up for.

3. Pay the Required Fee(s)

You’ll be required to pay some fee(s) or “premium” in order to complete the registration process. This fee is the amount of money paid to purchase the plan and it’s important to pay so as to complete your registration. The prices differ across various HMO’s, but I’ll be giving you what to expect in terms of pricing below.

Before getting there, let’s see the various types of health insurance Providers in Nigeria;

There are quite a number of health insurance types in the country to choose from, you might be familiar with some already, so let’s get started.

1. Health Management Organization (HMO)

HMO gets you more for less and it is suitable for everyone especially newbies. You get a wide range of services including immunization and regular check-ups – these are just two of the many services you get from an HMO. 

In terms of pricing, HMO’s offer lesser prices and you get to pay much lesser premiums when placed side by side with other types of health insurance. Upon registration, you’ll have to choose a primary care physician (PCP) whose job is to see that you are healthy. He/She will also be responsible for referring you to a specialist when the need arises.

2. Preferred Provider Organization (PPO)

With a PPO you have access to a wide range of doctors and hospitals to seek medical attention. Unlike HMO, you don’t have a PCP so you have a good number of choices to pick from, but it must be in the specified network agreed upon at registration. 

Going against this will leave you in no man’s land as companies offering this service wouldn’t foot the bill. For you to qualify for services rendered by PPO’s an agreed fee must be paid annually in form deductible.

3. Exclusive Provider Organization (EPO)

Another type of health insurance plan in Nigeria is the Exclusive Provider Organization plan which is quite similar to HMO. You have access to an agreed set of doctors and hospitals but in this case a much wider variety. Because of this, you may pay deductibles and copayments. The amount for premiums is also much higher with EPO.

4. Point of Service (POS)

With the point of service, you get a PSP to work with but there are no charges in the deductibles on services rendered by your PSP. POS is more like the combination of HMO and PPO, this is done in order to increase flexibility and also create a balance. You’ll also have to pay some fee in the form of deductibles before getting the required coverage.

These are some of the health insurance types, but HMOs are more prevalent in Nigeria – about 90% are HMO’s, and the rest shares the remaining 10%.

There are three basic plans offered by HMOs in the country, they vary in prices but not that much, so I’ll be giving you an idea of what it looks like.

1. Personal Plan

This is the first and the most sought after insurance plan. A personal plan covers only a specific individual. The plan may include services like; specialist consultation, surgeries (to an extent), drug prescription, eye care, physiotherapy, x-ray, and many more. Some of these services are covered to an extent so you have to pay the rest.

2. Family Plan

The family plan covers more people for less. The number of members in this plan varies, but it’s usually between 3 – 5 members. The coverage provided is quite similar to the individual plan but at a subsidized rate. Also, certain services are limited in number so as to accommodate the large number of members involved.

3. Corporate Plan

As the name suggests, this plan applies to all corporate organizations, small and large businesses, and enterprises. Many organizations do offer health insurance to their workers, but certain members of the organization may be excluded from this policy.

Too short, you’re seen as not committed to the business. This is what you need to do; your entire document should be between 15 to 25 pages with a very legible font.
  • You don’t have to be an Expert to get started: Many entrepreneurs feel reluctant to start writing a business plan, with the mindset of being an expert with good writing skills to start writing their business plan. N.B. Remember to use legible font while writing, proper paragraphing should be employed and also ensure to use infographics where possible.

  • EXECUTIVE SUMMARY

This is the first part of your business plan, it’s the summary of all other sections of your plans, and as such, it should be concise – not giving off too many details. A good executive summary will determine if the rest of the business plan will be read, especially by a potential investor. 

If this part of your document is nicely written, stating all the relevant information, a client may not need to read the whole plan because you’ve already conveyed the whole message. 

When writing a business plan in Nigeria, you should see this part of the document as your major selling point, so you need to get it right. 

A perfect executive summary should summarize the following; 

  • Value proposition
  • Problem(s) you wish to solve
  • Solution(s) you’re offering
  • Your target market, your competition
  • Overview of your business team
  • Means of funding and milestones reached. 

All these shouldn’t be more than two pages of your document, with you stating the most relevant points, facts, and figures of each.

  • PROBLEM & SOLUTION

As an entrepreneur, your business will definitely be solving a problem, directly or indirectly. You should know what the problem is, making this the second part of your document. If your company isn’t solving any direct or indirect problem, then its relevance is questionable. 

You’ve got problems to solve, how do you go about solving them? 

This is where you’ve got to show your ideas’ credibility. Certainly, you’re not the only one solving the stated problem, there are probably other small business owners like yours, who’re providing similar products or services. 

You’ve got to give reasons why your products and services outperform your rivals, how you intend to make it much better and easier, this is what investors care to know about. Offering a much more efficient product or service which tackles the challenges stated opens the door of investments.

Take, for instance, you’re into clothes manufacturing, you need to have a specific gender in focus, a specific age group, and probably, people with similar style tastes. In doing this, you’ve got a good chance of succeeding in your field as you already know who you’re targeting, this will surely make investors sign those deals.

  • COMPETITION

If you take a vivid look at the business world we have today, it is obvious that most business entities have direct alternatives, they may be one or more than one alternatives to your business, a perfect example is the Nigerian telecom sector. While this is good for the customers, as they’ve got varieties to pick from in case one option sucks, it’s a challenge you must face as a business entity.

What you should note therefore in your document are; what your target market entails, what your counterparts are doing currently, and how do you wish to improve on it. You don’t need to highlight the titles of the personnel involved here, an apt description of their level of proficiency in their respective field will be enough.

In your team and company overview, you’d have to include the following to give more insights about the plan; 

  • Your intellectual property, 
  • Your mission statement
  • Business structure
  • Business history 
  • Location 
  • Your financial plan 
  • Personnel plan and your profit/loss profile.

This is the first step before you can ever become a successful real agent in Nigeria or anywhere in the world. But you might be thinking that this is not necessary because you see most people in your area without any formal knowledge about real estate but yet, they’re making money.

Well, I understand. But how successful are those people? They have a house and maybe a motorcycle or car. But is that the type of success you want? 

Going for rich-courses on real estate is an investment that you will never regret.

There are some FREE courses available online and also, you can go for PREMIUM or paid courses. But make sure you learn the nitty-gritty of real estate before you think of investing in the business.

After completing each course, you will be offered a certificate and this will really boost your portfolio as a real estate agent in Nigeria.

2. Obtain Your Real Estate License in Nigeria

Remember I told you that I want you to become successful not ‘just rich’. The second step to achieve that success is to obtain your license.

Most self-acclaimed real estate agents in your area don’t have a license, all they have is a certificate and with that, they can’t do bigger things in the real estate market. But your dream is to conquer the real estate market in your town, city, state, and across Nigeria. Even, you want to be recognized internationally… right? If yes, you need a license that proved that you’re legit and experienced.

Nigeria’s real estate industry is regulated by The Real Estate Developers Association of Nigeria. You need to be recognized by them and this will give you an opportunity to connect and learn from top bosses in the business.

3. Define Your Business Model

Or do you prefer to be a middleman, introducing customers to the property owners and you earn commission on each sale you make?

I know you’re just starting, you can start by being a ‘standard’ middleman till you are able to start buying properties.

4. Choose a Unique Business Name

The next big deal is to choose a name that is unique.

When choosing a unique business name, the following needs to be taken into consideration:

  • The name must be catchy and easy to memory or pronounce 
  • The business name must be available to be registered on the domain marketplace
  • The social media usernames must be available for your business name
  • The business name must not be competing with any other business name
  • The real estate business name must have a call to action like “Stephen Realty” etc

You need to do your research thoroughly before you settle for a business name.

5. Register Your Business Name

If you have chosen the best business name, someone can still claim it by registering it before you. Yes, it is very possible.

The only thing you need to do is to register that unique business name before anyone does. To register a business name in Nigeria is quite simple but you don’t just jump into it without a guide.

6. Get an Office

This is necessary if you really want to position yourself as a professional real estate agent in Nigeria. You don’t need to spend money on a luxury office, for now, you can rent a shop in a good area and set it up attractively.

Later when you start making money, you can decide to rent an office in a luxury complex or maybe, build your own.

7. Join Big Real Estate Firms

Are you not confused, that I’m suggesting you join another real estate firm? Well, because you’re just starting your real estate career, you need to make some money before you can establish yourself fully (unless you have some millions of Naira to buy properties yourself).

Don’t get it wrong, you’re not working for these ‘big real estate firms’ but you’re working for your own commission but as “an affiliate” with those firms.

What I mean is this;

First, you can join many real estate firms as much as possible. And second, you make money if you help these firms sell a property and you’re paid according to a commission on whatever you help sell the property for.

Let’s say they list a property for sale at the rate of N2m and the commission for any agent that sells that property is 10%, that’s N200,000 for you.

The more expensive such listed property is, the higher your commission will be.

If you can draw a goal or plan to sell at least five properties per month, you could be making N1m naira every 30 days. Apart from the commission, you may be eligible to win a luxury car or a paid trip abroad (that’s when you reach a great milestone with that firm).

8. Buy House, Renovate & Sell

Now that you’ve been making some cash, you can thrive. I mean you can start establishing your own firm. To that, you need to start small and don’t leave the big firms you’re working with.

Look for uncompleted and abandoned buildings, find the owner and negotiate with that person, then finally buy.

Note, before you buy any building, make sure you have your lawyer guiding you in the process. And also analyze if the building is worth buying at the owner’s tagged price. Don’t forget to complete the transfer of ownership and other necessary documents.

If you don’t have enough money to buy the property, you can go to the bank for a loan, explain to them that you need it for real estate investing, and show them your license, business certificate, and other requirements.

After that, renovate the house and make sure that’s more attractive. Depending on the type of house, ensure that the water system is working and other things are in good order.

You can now decide to sell the house. If you decide to sell, calculate all the money you’ve spent and add your own to it, then sell.

Let’s say you spent about N5m, you can place the property for N12m and settle for something around N9.5 Million after negotiation.

This is getting more interesting, right?

9. Invest in Buying Lands

The land is said to be the most important natural asset in the world. Whatever we want to do, we need to do it on land. A lot of smart people are making millions of Naira by simply buying and selling land.

Because your dream is to become a successful real estate agent in Nigeria, I will advise you to heavily invest in buying lands. You can buy a plot of land for N500,000 today and in the next 6 months, that land may appreciate up to N1.5 million. 

If you want to buy land, buy from an under-developed or developing area. There are chances that you will triple the capital in a few months or years.

You can go to a farming area and buy land at a very cheap price, then leave it to appreciate it for some time.

10. Lease Properties

  • For house

You can make more money leasing out properties than selling them, but it’s going to take a while before you can see all the profits. 

According to HuffPost:

If you put 20% down on a property, you will still receive rental income based on 100% of the property value, making it a great return for your 20%. Say your property is worth $100,000 and you charge $750 in rent with $500 in mortgage, taxes and fees. You have a $250 profit on $20,000 down

Let’s say you bought a 3-bedroom flat and renovated it to become 3 different “a bedroom self-contained” with N5 million.

You can choose to lease them out, depending on your area and the amenities, you can lease it for N80,000 – N150,000. If you lease for N80k, that will be N240k/year. If it’s 150k, that will be N450k/year. So, this depends on your area and the unique amenities in your house.

  • For Land

If it’s land, you can lease it for the shop or kiosks owner. Let’s say you bought the land for N800,000. If the land can accommodate like 15 – 20 kiosks, you could charge them to pay 20K each and you’ll be making N300,000 to N400,000 on that land while at the same time, the land is appreciating.

11. Get a Property Listing Website

14. Employ Sales Reps.

You should have started doing this for a while, but if you haven’t, it is high time you start employing sales representatives. Of course, these sales representatives are not going to be walking from house-to-house in order to help you sell, but you can allocate them in different areas across your city and your state at large.

The more effort and investment you put in, to expand your business, the more profits you’re going to make.
